A long-underutilized interior block has been transformed into a true neighborhood heart, offering a bright and harmonious residential environment. Each apartment benefits from natural light, privacy, and views of the communal garden, while shared spaces encourage social interaction and residents’ well-being.
Two buildings of ground plus four floors with penthouses are arranged to minimize the footprint while providing quality architectural and spatial experiences both inside and outside. The slender volumes sculpt the forms and organize sociable circulation paths, reducing the number of elevators and staircases to one per building. Each building features a single through-entry, fostering social connections and providing beautiful views of the communal garden. The layout optimizes the shared garden and accommodates a welcoming, open community room.
The apartments are designed as simplex and duplex units, minimizing circulation space while providing a more private level for units adjacent to these paths. All apartments are cross-ventilated, feature a terrace or balcony, and bedrooms are sized to accommodate one or two children depending on age. Kitchens and living rooms are proportioned to the apartment size, and covered exterior walkways form wide communal balconies open to the neighborhood.
The brick façades express a simple, high-quality architecture. Integral coloring ensures low maintenance and distinguishes façades: the neighborhood-facing side features an elegant brown hue, while the garden-facing side is lighter to enhance interior brightness.
The project incorporates several features to encourage social interaction:
- A large community space convertible into a dwelling, including a 50 m² multipurpose room directly connected to the communal garden and a private patio, allowing visitors while preserving garden privacy.
- A “donnerie,” a dedicated area for donating objects and clothing.
- Wide, covered walkways serving as suspended communal balconies, encouraging neighborly encounters.
- A high-quality communal garden featuring a barbecue area, children’s play space, compost corner, and seating, creating a convivial place for all residents.
